Additional Charges:
Mortgage Assistance: If you require mortgage assistance, we charge £650.00 plus VAT on top of the legal fees if your lender is from a mainstream bank in the UK. If your lender is not from a mainstream bank, please contact us for further details.
Third-Party Funds (e.g., Gifts):If you rely on third-party funds (e.g., gift monies from your parents or spouse), we charge £350.00 plus VAT on top of the legal fees for the source of funding checks.
Leasehold Property: For leasehold properties, there will be an additional charge of £450.00 plus VAT to cover the legal costs for handling block management work post-completion.
Tenancy Agreement: If the property is subject to a tenancy agreement, we charge an additional £650.00 plus VAT for due diligence checks against the current tenant.
Unregistered land: An additional fee of £800 plus VAT will apply due to the additional work involved in reviewing title and preparing the first registration.
Prioritise Fees: An additional fee of £1,000 plus VAT will be charged for placing the matter on a priority basis.
AML/SOF Check fees: If the buyer holds completion funds in more than 4 bank accounts in his or her own name, we will charge an additional fee of £450 plus VAT to cover the additional time required to undertake AML and source of funds checks. The same charge will apply to each donor where the buyer relies on gifted funds towards the completion monies.

Note: Our fees above are subject to additional charges due to the complexity of the transaction.
Please note that if you require us to redeem the mortgage for you, we charge an extra £380.00 plus VAT on top of the legal fees.
If you are selling a leasehold property, there will be an extra £550 plus VAT being our fees to handle the block management work.
If the property is being sold subject to an assured shorthold tenancy, an additional fee of £450 plus VAT will apply to cover the work involved in dealing with tenancy related enquiries raised by the buyer’s solicitors.
If the client requires us to prioritise their matter, an additional fee of £1,000 plus VAT will be charged for placing the file on a priority basis.
